The Closing Process
This page is used to assist with the 4-step process in selling your home with ARV Everything Real Estate LLC. The intention is to make the process as easy as possible and this helps to set milestones we will cross moving forward towards closing. If you have any questions, reach out along the way.
Transaction Discussion
You will begin this process with an ARV Everything Real Estate team member and they will guide you along the way. The point of this is to make this process and transition as smooth as possible so feel free to reach out with any questions you may have along the way. There are a few steps in order to complete a closing, so this step is to have a short discussion to overview the property, condition of areas of the home and what to expect moving forward.
During this step, our team will schedule an inspection with you if our purchase agreement calls for one. We will come take photos of the property and send a report to our team to approve the inspection. If any unforeseen items that we didn’t know about come up, we may need to send our contractor in to get a quote on it for a second walk through. We will work together to make this process as quick and smooth as possible.
Inspection Process
Title Process
After a passed inspection, we will then start the paperwork with Title. We will both be on emails with title in order to keep things moving forward quickly for you. Title typically can take around 1-2 weeks to get the results on a clear title. Once we see that it’s clear, we will schedule a closing per your timeline. If there are any liens on the property, the title company will work with our team to help clear those up and pay off to move forward.

We will work closely with the title company
and coordinate a smooth process. This process will be a team effort so you’re not alone during this time. Any debts, liens or taxes will be paid, and you will be on your way with your check / wire on to your next adventure!
